About Charles Vancitters Building & Carpentry: I have been building homes sense 1977, when I started as a framer. Before getting my contractor's License I also worked as a Trim carpenter and later as a Construction Manager. I am familiar with all of the trades and phases of residential construction and remodeling.
In general I work alone. I do all of the carpentry work on a job, calling in other trades (plumbers, electricians, etc...) as they are needed. I am very willing to work with you if you would prefer to hire other trades yourself and use only my carpentry skills, or if you want to take on the whole job yourself and just need some consulting from time to time (how to get started , who does what, how is this usually done, should I pay this guy, etc...) I would be happy to help in that way.
I am a highly skilled & experienced carpenter, if it is made out of wood, and is part of a house or piece of furniture, chances are that I have built or repaired something like it before. Often off-the-shelf kitchen cabinets, bookshelves, and millwork such as you might buy at Lowe’s or Home Depoe or Ikea can be made to look custom built with only slight modification. Other times it is only necessary to match exactly a small amount of existing custom millwork in a remodel, such as a handrail or built-in cabinet, to tie the whole project together. Frequently it is necessary to add or remove bearing walls and sheer walls, or alter a set of stairs, during a remodel. These can be very tricky problems, and knowing what one is up against can be half the battle. I have faced all of these situations many times.
I work with many different tradesmen & suppliers while building & remodeling homes. I have excellent subcontractors who are dependable and stand behind there work. The key to getting a job completed well and on time is scheduling and lead times, however the tighter the schedule, the less room there is for design changes. If a particular fixture takes 6 weeks to arrive and the job is only to last 4 weeks then obviously any design changes need to happen before the job even starts.
I prefer to work on a time & material (T&M) basis in which case I bill weekly for my time and materials. My hourly rate is very competitive. I am willing to work on a bid price, but have found it is much more difficult unless the scope of the job is very cut and dry and there are limited change orde
